View the ‘Forgot your Password’ guide here.

What if I don't know my username or password?

If you’re an existing investor, you need to have received an email invitation from us to set-up your account. If you’ve got that email, there’s a detailed guide here to guide you through you activating your account.

If you still need an invitation, please contact us using the form below or give us a call on 0800 321 113 and we’ll help you through the process.

If you are a new investor, please contact us about setting up your account through our portal.

What is an allocation (deposit)?

An allocation is a request for units in one of our funds. We have previously called this a deposit; however, “Allocation” is the term used by our new portal.

You can now request an allocation of units in one of our funds through the portal. For more information on how to do this please see our help guide below.

What is a redemption (withdrawal)?

A redemption is a request to withdraw units from one of our funds. We have previously called this a withdrawal; however, “Redemption” is the accepted wording across the financial industry (most other funds use this term).

You can now request a redemption from the units you currently hold in one of our funds through the portal. For more information on how to do this please see our help guide below.

What is a unit in a fund?

A unit in an investment fund represents a share of beneficial ownership in the pooled assets of the fund. When you invest in a fund with FMT, your money is combined with other investors’ money to create a larger pool that is then invested.

The value of the units in our funds is based on the market value of the fund at the relevant time. The value of new units is based on the value of the fund on the business day before your application for units is received.

The value of the First Mortgage Trust Group Investment Fund is in summary, the value of deposits with banks and the market value of the loans, less the reserve fund value, and liabilities (including undistributed income). We aim to maintain the unit price at $1.00 on an ongoing basis. However, in exceptional circumstances the unit price may go up or down because of changes in market conditions and other factors.

The value of our other funds is linked to the value of the First Mortgage Trust Group Investment Fund because our other funds invest into that Fund.
